J. Thomas Kaiser is a California registered architect who specializes in all types of residential architecture, from remodels to restoration to new construction.  Projects are located in neighborhoods from La Canada to Pacific Palisades.

At our first meeting I like to do a design charette, a quick study that looks at your remodeling ideas. We discuss what you are trying to achieve with the realities of cost, construction, building codes and design. There is a charge for this meeting and we leave our sketches and notes for you to review.

 

After this session (which lasts a couple of hours), you will have a much better idea of what is possible. This starts the process of design, which will then be formalized in a written proposal. This proposal describes in detail the scope of work and the steps that would be required to complete the preliminary design and cost estimating.

 

All proposals are fixed fees, which can only be increased with your written consent. Construction documents are started only after the preliminary design and cost estimating by trade has been completed to your satisfaction. The proposals for construction documents are also fixed fees, and a complete accounting of all the drawings to be produced will be listed in that contract. Many times this will include other consultants like structural engineers, geologists, surveyors, etc.

 

Once these drawings are completed, they will be submitted to the appropriate building department for review and permits. Submission and comments from the city will be handled on an as-needed basis. Typically further cost estimating is done at this time with outside bidders to confirm the initial estimating. We often recommend contractors who we think might work well with your size of project and location. However, we also insist that we have bidders that you may want to use so that the process is more balanced.

 

We like to represent our clients through the whole design and construction process, and can tailor our services to how much assistance you desire. Our construction management is estimated ahead of time and is based on your particular requirements. Construction management is billed as the time is used. This approach gives you support when you are most vulnerable during construction and allows you to use as much or as little assistance as you need.
